'Built-to-suit' homes featured at Sunrise Highlands 


 

Savvy home shoppers have discovered the opportunity to purchase built-to-suit homes that are personalized to their unique needs and design tastes at Talus at Sunrise Highlands by Harmony Homes.

 

The neighborhood, located at the base of Sunrise Mountain and within the Sunrise Highlands master-planned community in the eastern valley, allows buyers to create a home that meets their specific needs through the choice of a myriad of design options with prices starting at $69 per square foot.

 

“What sets Talus apart from other new-home neighborhoods is that we “build-to-suit.’ We do not build spec homes. Our buyers can choose all of the options and all of the upgrades during the construction of their brand-new home,” sales associate Penny Clements said.

 

“When a home buyer comes to Talus, he or she is able to select a dirt lot and choose from an array of structural and design options to create a home that’s perfect for their needs. We build the home the way that the buyer wants, and the home is specifically designed to their own tastes and to the personal needs of their own families. For example, if someone needs a five- or six-bedroom home, they can do it at Talus by selecting upgrades to our Residence Three design.”

 

Three base floor plans are offered, measuring from 2,409 to over 3,024 square feet and priced from $179,990. Home sites situated along cul-de-sacs are available.

 

The 2,409 square-foot Residence One features three bedrooms, 2 ½ baths, a loft, upstairs laundry room, two-car garage, optional covered patio and optional walk-out mirador from the second-floor master suite.

 

Measuring 2,573 square feet, Residence Two comes standard with four bedrooms, 2 ½ baths and a loft. Options include a master-suite retreat in lieu of the fourth bedroom, a fifth bedroom in place of the loft and a covered patio with deck.

 

Residence Three offers four bedrooms, three baths and oversized super loft in 3.024 square feet. Fifth and sixth bedrooms, a fourth bath, covered patio and deck and three-car garage are all optional.

 

“In addition to all of these structural options, our homes include superior standard features. They are all spacious, open-concept floor plans and all of our homes include kitchens with center islands and appliance packages, granite countertops, raised-panel doors and beech wood cabinetry throughout. Clements said the neighborhood’s location also impresses buyers. “Talus is in a great location at the base of Sunrise Mountain and within the 160-acre Sunrise Highlands master-planned community,” she said. “Within the community, there are shaded picnic areas and open play areas, and we offer a location convenient to schools including the East Career & Technical Academy, shopping, the nearby Hollywood Center and Park, an aquatic center, an outdoor amphitheater, and an 18-hole golf course.”

 

The Talus at Sunrise Highlands sales office is located at 2746 Sunrise Bluff Drive. To visit, take U.S. Highway 95 to Boulder Highway and head north on Boulder Highway. Travel east on Sahara Avenue and turn right on Hollywood Boulevard. Turn left on Sunrise Highlands Way and proceed to Sunrise Bluff Drive.
